Commodore Perry Estate is the Austin hotel for travelers who want to feel they have been invited to a private country house — yet it sits only a few minutes' drive from downtown and the University of Texas. The property is a ten-acre estate on the edge of Hyde Park, built in the late 1920s for Edgar Perry, a cotton magnate and yachtsman whose honorary title gives the place its name, and listed on the National Register of Historic Places. The heart of it is the refurbished mansion, an Italian Renaissance-style villa of nearly eleven thousand square feet with arched loggias, a sweeping staircase and terraces overlooking sunken formal gardens. The house holds just five suites, among the most coveted hotel rooms in Texas, plus a bar and intimate dining rooms. Most guests stay in the newer Inn, a low, white building designed to sit gracefully among the gardens and live oaks, with forty-two rooms and suites decorated in a layered, collected style — antiques, rich fabrics, vintage art — that feels deliberately un-corporate. Lutie's, named for the matriarch of the Perry family, serves dinner in an elegant garden-room setting, with brunch on weekends. Outside, there is a pool with a casual poolside menu, lawns, fountains, a restored chapel used for weddings, a fitness center and wellness classes. Auberge, the luxury group that operates it, brings polished service. The trade-offs are price and location: it is among the most expensive stays in the city, and you will need a car or rideshare for most sightseeing. Fit: couples, honeymooners, special occasions and anyone who wants a retreat inside Austin.
The estate's history is unusual and adds to the stay. After the Perry family, the property became a Catholic girls' school, which added buildings and a chapel and kept the grounds intact through decades when much of old Austin was redeveloped. A long restoration by its current owners brought the mansion back to its original grandeur, cleared and replanted the gardens, and added the Inn and pool, and the hotel opened in 2020 as the first urban estate in the Auberge portfolio. Walking the grounds in the evening, with the fountains running and the city invisible beyond the trees, it is hard to believe you are a short drive from the Capitol.
Room strategy is straightforward. Book a mansion suite for a once-in-a-lifetime occasion — the rooms are large, historic and individually designed, and the house's public rooms feel like your own. The Inn's rooms and suites are the better value and still lovely; ask for a garden or pool view, and consider a suite with a balcony or terrace. Reserve Lutie's for at least one dinner and a weekend brunch, and plan an evening drink in the mansion bar. Because the estate hosts weddings and private events on some weekends, ask whether any are scheduled during your stay if quiet matters to you.
Practicals: 4100 Red River Street, on the edge of Hyde Park in central Austin, roughly ten minutes by car from downtown, South Congress and the University of Texas. Valet parking and resort-level fees are typical, and the hotel is not walkable to the main sights, so plan on rideshare. Fit: couples, honeymooners and milestone trips — and anyone who wants Austin's music and food by night and a hushed garden estate by day.

Good Questions
Should I book the mansion or the Inn?
The mansion has only five suites and is the ultimate splurge for a special occasion. The Inn's forty-two rooms and suites share the same gardens, pool and restaurant at a lower price and are the choice for most guests.
Is Commodore Perry Estate walkable to downtown?
Not really. It is about ten minutes by car from downtown and South Congress, so plan on rideshare or a car for sightseeing.
Is it good for families?
It welcomes families, but its hushed, romantic atmosphere and price suit couples and celebrations best. Families may prefer a resort with more activities.
