Ham Yard is the West End's great boutique luxury hotel: a calm, tree-lined courtyard tucked behind the neon of Piccadilly Circus, wrapped by a hotel that feels like the most stylish house party in London. It is part of Firmdale, the family-owned group whose co-founder Kit Kemp is famous for fearless, layered interiors — bold fabrics, folk art, contemporary sculpture and colour everywhere — and Ham Yard is one of her most exuberant projects. The hotel has 91 individually designed bedrooms and suites, each different, with floor-to-ceiling windows, upholstered headboards, granite-and-oak bathrooms and the Firmdale signature of comfort without stuffiness. Then come the surprises. In the basement is an original 1950s bowling alley with its own bar; there is a 190-seat cinema used for film screenings and events; and the fourth-floor rooftop garden and terrace, reserved for guests, is a green hideaway of planting and beehives with views over Soho's rooftops. Four bars serve cocktails and small plates, and the restaurant and bar spill out into the courtyard. Wellness is covered with a gym and spa treatments. The location could hardly be more central for theatre and nightlife: Piccadilly Circus is around the corner, Shaftesbury Avenue's theatres and Chinatown are minutes away, and Soho's restaurants are on the doorstep, yet the courtyard keeps the noise outside. It is a hotel for design lovers, theatre weekends, couples, and anyone who wants London's buzz with a sanctuary to come back to.
Ham Yard opened in 2014 on a site that had been a bomb-damaged gap in the street pattern for decades, and the development created a new public courtyard as well as the hotel. Its arrival helped confirm Firmdale's reputation for building neighbourhood hotels that locals use as much as guests: the bar and restaurant draw Soho regulars, the theatre hosts screenings and events, and the bowling alley is a popular spot for private parties.
Living in it: no two rooms are the same, but all share Kemp's palette of bright textiles and handmade pieces, with comfortable work spaces and good beds. Courtyard-facing rooms look onto the trees and are quieter; suites add sitting rooms and, in some cases, terraces. Families are welcomed in the Firmdale manner, with larger rooms and interconnecting options and treats for children. Afternoon tea here is a lively, less formal alternative to the grand-hotel versions, and the cocktail list is strong. The rooftop is the guests' secret — take a morning coffee or evening drink up there in fine weather.
Base math: Piccadilly Circus station is a minute's walk, putting the Bakerloo and Piccadilly lines on hand for museums and Heathrow, and Green Park, Trafalgar Square and Covent Garden are all within fifteen minutes on foot. Rates sit in the luxury bracket but generally below the grand palaces of Mayfair and the Strand. Book Ham Yard for theatre-centred trips, design-minded couples, families who want character, and anyone who wants to step straight out into the West End and then disappear into a garden courtyard.
